Summerplace is an historic seaside enclave noted for it's jungle-like setting of cottage-style homes and bohemian mix of residents that include many artists, writers, musicians, educators, environmentalists, and entrepreneurs.
Here's a link to more details about the Flax variance and DEP permit. Please note that County staff recommended approval of this maximum variance and they also sent DEP a "letter of no objection" for a 50' seawall return on this same property which is adjacent to our public Wabasso Beach Park.
Here's ear-opening testimony by SIA President Bill Glynn in front of the County Board of Zoning Adjustment. Neighbors turned out to protest a maximum variance requested by Flax to build seaward of the DSSL setback line. We also learned that Flax presented plans that were not the same plans approved by the Summerplace Architectural Committee and were against the Summerplace Protective Covenants. Turn up the volume on your computer. Especially interesting is Audio 2 when Glynn reveals that he doesn't know what the Covenants of the Summerplace Association say.
And then a classic line when Glynn was asked if the 3-story Flax house was a stilt home he responded, "I don't know. I'm not the architect."

Late yesterday, Summerplace residents received a letter dated Aug 30th from Bill Glynn, SIA President, and a settlement outline dated August 22nd from SIA Attorney Jim Taylor.
Many people wonder why the Summerplace Association would be negotiating, or even considering any settlement, with a property owner who has violated the Summerplace Covenants and has, further, presented plans to the county that were never approved by the Summerplace Improvement Association.
